Step 1 — The first reply
Your first message is about getting invited to a viewing. Mention who you are, your work or study, your move-in date, and one reason this place fits. Don't attach documents yet.
Step 2 — Documents commonly requested
- Valid ID (share a watermarked copy).
- Employment contract or employer's statement (werkgeversverklaring).
- Recent payslips, usually the last three months.
- For students: proof of enrolment and sometimes a guarantor's income details.
- Sometimes a landlord statement (verhuurdersverklaring) from your previous landlord.
Protect your data
- Only send documents to a verified agency or landlord after a viewing.
- Black out your BSN on copies unless it's legally required at contract stage.
- Be suspicious of anyone asking for documents and money upfront.
Questions to ask before signing
- Is the contract fixed-term or indefinite?
- What exactly do the service costs cover, and are utilities included?
- When and how is the deposit returned?
- Is registration at the address allowed?
